Completely renovated country farmhouse with a gorgeous setting & tons of amenities and charm!

Map It!
Country living at it's finest! -  thoughtful design and move-in condition add to the overall appeal of this home!
Enjoy the views of distant hills from the lovely wrap-around porch.

Every room has been renovated and a 2-story addition completed in 1993 provided a main level family room and guest suite upstairs.

Interior Features:
If you enjoy natural wood, this home has it through and through!  The entire downstairs has wainscoting in each room, either cherry or white oak. The house is mostly trimmed in white oak (color is similar to a light teak). The front staircase is white oak, handmade by the owner in 1992. The kitchen has 28 custom-made cherry cabinets with matching window trim. There are butcher block countertops as well as granite. A wonderful wood cooking stove is one of the 3 woodstoves in the home. There is also a propane standard oven for most chef's needs. There is a formal dining space with large china cabinet and outside door to detached 2-car garage - very convenient for everyday living. One of the highlights of the kitchen is the real tin ceiling - this is just a beautiful kitchen with tons of details and amenities!

Living RoomThe formal entry into the parlor is highlighted by insulated beveled glass lights and an 1820's door knob from New Orleans. This room has a large picture window to take in the year-round views. The floors are red oak, standard from the 1940's. There is a second woodstove in this room, which has been used regularly by the owners to heat a large portion of the downstairs (and provide ambient heat up the stairs to second floor bedrooms).
Guest suite
There is a spacious 1993 2-story addition, which has a main level family/game room, a full bath and nice mudroom with wood storage nook. There is also a bar area, with red oak flooring, a stereo center, and space for a piano! The bar refrigerator will stay with the house. There is a second spiral staircase to access the guest suite on the second floor.  This bedroom was previously a hot tub room - there is bamboo flooring with mahagony trim in this area (the supports, plumbing and electrical connections still exist for using this space in this way). There is a second full bath and large hallway ideal for bookshelves. The floor is wide pine planking and the trim is natural pine. There is a pocket door with glass panes to allow natural light to filter into this room from the bright staircase. Vaulted ceilings are also a nice feature for this space.

The master bedroom is the brightest room, with new Marvin windows and newer pine plank flooring. There is a full bath off the master with a walk-in closet and sewing nook. The floors are cherry in this bath, and there is a clawfoot tub as well. Also located in this space is the laundry area - very convenient!

The two additional bedrooms upstairs also have maple hardwood floors and are also nice-sized. The doors upstairs are white oak four panel doors, again handmade by the owner. They also have glass or porcelein knobs and solid brass hinges. Most closet doors are four panel pine with porcelein knobs and embossed hinges.

Woodworker's shopExterior Features:
A woodworker's former showcase barn is a great feature for those looking for a hobby space, large amounts of storage and/or potential income-producing rentals (could be converted to apartments with additional septic installation - local zoning would need to be considered). Built in 1983, this 2-story shop is 24'x72' with an additional 12'x12' add-on space. There is separate electricity and a propane forced air furnace (new in 1997). There is also a coal stove in the shop which has been used to provide low-cost heat during winter months. There is a paint room with a built-in exhaust fan and a section which had been a 2-car garage which could be converted back to that use. This is in addition the the detached 2-car garage located off the kitchen in the main house.

Gardens:
To appreciate the grounds in summertime, I have taken this short panoramic video for you:

The front porch is bordered with a perennial flower garden that was started in 1997. There is also a fenced garden area which has produced both vegetables and perennial flowers for cutting. Some of the phlox in the garden are older varieties that are not usually available in garden centers.  There is a large larch tree between the house and the fenced garden and there is also a potting shed (which was a former garage) for convenient storage and planting setup. There are apple trees, peach trees, lilacs, blueberries and much more. There is invisible fencing for dogs - covering about 3 acres or so. This home also boasts the largest white oak tree in Tompkins County (a "Champion Tree") - it was 208' in circumference in 1997 and covered about 1/3 of an acre at that time!
