Questions to consider when hiring a structural inspector/contractor:

• Are you licensed in New York State? (new law as of 1/1/06)
• What are the customary fees - is it based on the square footage of home?
• Does the fee include a written report, and when is the report available (turnaround time)?
• What type of radon test do they perform - passive or active? When are the results ready?
• Does the inspector use a checklist during the inspection, and what does the checklist cover?
• Does the inspector cary Errors and Omissions Insurance in case of an accident on site?
• What if there is snow on the ground? How limited is the inspection based on the time of year?
• What experience does the inspector have for this line of work? Are they ASHI or NACHI certified?
